A typical single-stack chimney repoint costs between £400 and £1,000. Larger stacks, full flaunching renewal or additional lead flashing work will increase the cost. Most chimney repairs — including repointing, flaunching and lead flashing work — are completed within one to two days. A chimney removal typically takes one day plus an additional day for tiling and finishing. We always confirm the expected timeline before work begins.

The most obvious signs are crumbling or missing mortar between the bricks, loose or displaced bricks, damp patches near the chimney breast inside the house, and white salt deposits (efflorescence) on the brickwork. If you can see daylight through the mortar joints or mortar dust collecting on the roof tiles below, repointing is overdue.

Yes. If a chimney is no longer in use, we can remove it back to roof level or even below roof level depending on the structure. We tile over the opening with matching tiles, install ventilation to prevent condensation in the former flue and ensure a completely weathertight finish. It depends on the age and type of your brickwork. Older properties built with soft, lime-based bricks should be repointed with lime mortar, which is softer and allows the brickwork to breathe. Using hard cement mortar on soft bricks can cause the bricks themselves to crack and spall. For modern properties with engineering bricks, a cement-based mortar is appropriate. We always assess the brickwork before recommending a mortar type.
