Properly installed lead flashing using the correct code weight typically lasts between 50 and 100 years. Lead is one of the most durable waterproofing materials available, which is why it remains the industry standard for critical roof junctions despite the availability of cheaper alternatives.

Common signs include visible lifting or separation of the lead from the wall, cracking or splitting in the lead sheet, water staining on internal walls near chimneys or wall abutments, and damp patches appearing after rain. If you can see daylight under a flashing edge or the lead has become brittle, it is time to act.

It depends on the extent of the damage. Minor issues such as a lifted edge or a small crack can often be repaired by re-dressing or patching. However, if the lead has become heavily corroded, has multiple cracks or is the wrong code weight, a full replacement is the more cost-effective long-term solution.
